Most plumbing problems don't wait for business hours, and neither do we. Our Franklin Lakes dispatch board is staffed around the clock so a real person answers, not a voicemail.
Behind Street Wise - Plumbing is a crew of journeyman and master plumbers who've worked on everything from century-old cast iron to brand-new PEX systems. We're insured for the job, licensed in NJ, and we stand behind every repair with a written warranty.
We've trained our team to diagnose the actual cause, not just patch the symptom. A slow drain in a Franklin Lakes kitchen is rarely just the trap — it's often venting, slope, or a buildup problem further down the line, and we check all of it.
We keep a small, accountable roster rather than a rotating pool of subcontractors — the technician you talk to on the phone is trained to the same standard as the one who'll actually be standing in your Franklin Lakes kitchen.
A surprising number of the emergency calls we take in Franklin Lakes started as something small three or four days earlier. Here's what tends to escalate fast.
When water's actively coming out somewhere it shouldn't, minutes matter more than money. Our on-call technicians in Franklin Lakes are dispatched with the parts and equipment to handle burst pipes, failed water heaters, and overflowing fixtures on the first trip.
From a running toilet that's quietly inflating your water bill to a full re-pipe of an older Franklin Lakes home, our residential team handles the everyday and the extensive with the same attention to detail.
We work around your business hours where possible, not the other way around. Commercial clients across Franklin Lakes, NJ rely on us for scheduled maintenance, backflow prevention compliance, and rapid response when a fixture goes down mid-shift.
Slow drains, recurring clogs, and sewer backups get diagnosed with real equipment — camera inspection and hydro-jetting — not guesswork. We'll show you exactly what's happening in the line before recommending a repair.
Whether it's a pilot light that won't stay lit or a full tank-to-tankless conversion, our technicians are certified on both gas and electric systems common in Franklin Lakes, NJ homes.

Whether it's a single kitchen faucet swap or a full bathroom remodel's worth of fixtures, our team handles the rough-in and finish work in one visit where possible.
